How much does buyer representation cost?
In most New Braunfels transactions, nothing out of your pocket — the seller’s side pays the commission. We sign a buyer representation agreement first that spells out the terms in writing, so you know exactly how I’m paid before you ever tour a home. See how commission works →
Do you represent buyers in new construction?
Yes, and this is where representation matters most. The builder’s sales agent works for the builder, and the builder contract is written to protect the builder. I review the contract with you, explain new construction vs. resale, track build milestones, and negotiate upgrades, incentives, and closing costs on your behalf — at no cost to you, because builders budget for a buyer’s agent commission.
What areas do you serve?
New Braunfels and the surrounding Hill Country: Comal, Guadalupe, and Hays counties, plus Canyon Lake, Seguin, San Marcos, Kyle, Buda, and the San Antonio and Austin corridors along I-35 and 46.
How do you help first-time buyers?
I walk you through it in order: budget and lender pre-approval, what your money buys in each neighborhood, writing an offer with current comparable sales behind it, the option period and inspection, then closing. You get plain-English explanations and a straight answer every time you ask “what happens next?”
Can you help me if I’m relocating from out of state?
Yes — a large share of my clients are families moving to Central Texas. I send video walkthroughs and honest first impressions, map neighborhoods against your commute and school priorities (Comal ISD, New Braunfels ISD, Hays ISD), and build a tour-ready shortlist for the trip you fly in for.
What is your commission rate for sellers?
Commission is negotiable and agreed in writing in the listing agreement — it is not set by law or by any association. I’ll show you what your net proceeds look like at each level, along with the marketing, photography, and pricing work included, before you sign anything.
What do you do differently on pricing?
Every price recommendation comes from a comparative market analysis: recent comparable sales, current competing listings, days on market, and price-per-square-foot in your specific neighborhood — not a guess or a round number.
