Real estate in Texas is commission-based, and the numbers are negotiable — not set by law, by MLS, or by any association. Here is how it actually works, in plain English, before you ever sign anything.
If you’re buying
- Buyer representation typically costs you nothing. In most New Braunfels transactions the seller’s side pays the commission, including on new construction, where builders budget for a buyer’s agent.
- It’s in writing first. We sign a buyer representation agreement that states the term, the area, and exactly how I’m paid — before we tour homes.
- If a seller offers nothing. It happens occasionally. In that case we discuss the options up front and either ask for it in the offer or agree what you’d pay, in writing. You will never be surprised at closing.
- Your other costs are lender, title, appraisal, inspection, and prepaids — I’ll give you an estimate before you write an offer.
If you’re selling
- Commission is negotiable and agreed in writing in the listing agreement.
- You see net proceeds, not just a percentage. I’ll show what you keep at each commission level and each likely sale price.
- What’s included: comparative market analysis and pricing strategy, professional photography, MLS and syndication, social and video marketing, showing management, negotiation, and coordination through closing.
- Whether to offer buyer-agent compensation is your decision. I’ll explain how it affects showings and offers in this market and you choose.
The short version
Buyers: usually $0 out of pocket for representation. Sellers: negotiable, in writing, with net proceeds shown before you list. No junk fees, no surprises, no jargon.
