Zillow is a good place to look at houses. Where it gets confusing is the contact button: the agent who calls you is usually an agent who paid to advertise on that zip code, not the listing agent and not necessarily someone who knows that street. Here’s the difference.
| What you’re comparing | Choosing me directly | Zillow agent finder / “Contact agent” |
|---|---|---|
| How you get matched | You pick me, after reading my reviews, my license, and how I work. | You’re routed to an agent who bought advertising in that area; you may get several calls. |
| Who represents you | Me, in writing, as your buyer’s agent. | Sometimes an agent who represents the seller’s brokerage, which changes whose interest is protected. |
| Listing accuracy | I pull it live from the San Antonio & Central Texas MLS — status, price, and days on market as of today. Search the MLS here. | Portal data lags; sold and pending homes stay up, and “Zestimates” are national models, not New Braunfels comps. |
| Local knowledge | Comal ISD vs. New Braunfels ISD vs. Hays ISD, flood and river considerations, short-term-rental rules in Gruene, which builders negotiate. | Varies entirely by who answers. |
| Cost to you | Usually nothing out of pocket as a buyer. How commissions work. | Same commission structure — the advertising cost is built into the agent’s business either way. |
Use the portal, then pick your own agent
Browse anywhere you like. When you’re ready to see a house, send me the address rather than the site’s contact button — I can open any listing in the MLS, including ones the portal shows as unavailable. And I’ll tell you when a listing you love is already pending.
Questions people ask
Can you show me a house I found on Zillow?
Yes — any active listing in the San Antonio & Central Texas MLS, regardless of which brokerage has it listed.
Is the Zestimate a real price?
It’s a national statistical model. For an actual number I run a comparative market analysis on recent New Braunfels sales — ask me for a free CMA.
Does it cost me more to bring my own agent?
No. Buyer representation is normally paid by the seller’s side, and we put how I’m paid in writing before we tour.
Not sure which fits you?
Tell me what you’re trying to do and where you’re moving. If I’m not the right fit, I’ll say so and point you somewhere else.
