Solms and the south side of New Braunfels along FM 1102 and I-35 are where most of the area’s new construction is happening. This is the part of town relocating families ask about most: newer homes, more square footage per dollar, and quick highway access toward San Antonio.

The details

  • Schools: Mostly Comal ISD, with New Braunfels ISD boundaries nearby — the line runs through this side of town, so verify by address.
  • What you’ll find: Production-builder subdivisions, many still selling new phases, plus resale homes from the last 10–20 years.
  • Commute: Typically 25–35 minutes to north San Antonio on I-35, and roughly an hour to Austin.
  • New construction note: If you are touring model homes, bring representation with you on the first visit. The builder’s sales agent represents the builder. I read the builder contract with you and negotiate incentives, upgrades, and closing costs — at no cost to you, since builders budget for a buyer’s agent.
