New Braunfels has several good real estate teams, including The Mays Team. A team is a real advantage for volume — more listings, more coverage. What it changes for you is who does each part of your purchase or sale. Here’s the difference, without spin.
| What you’re comparing | Working with me (solo REALTOR) | A real estate team |
|---|---|---|
| Who shows you homes | Me. | Often a buyer’s agent on the team, not the name on the sign. |
| Who writes and negotiates your offer | Me — the same person who saw the house and knows why you want it. | Sometimes the lead agent, sometimes a junior agent, sometimes a coordinator. |
| Repeating yourself | Once. I keep your search criteria, your lender, your timeline. | You may re-explain your situation to whoever picks up. |
| Availability | Nights and weekends by phone or text; I cap how many clients I take at a time so I can do that. | Someone is almost always available — but often not the person who knows your file. |
| Volume and coverage | Focused on Comal, Guadalupe, and Hays counties. | Broader coverage and more simultaneous listings. |
| Cost | Commission-based; buyer representation usually costs you nothing. The details. | Commission-based, generally the same structure. |
When a team is the better call
If you need showings at odd hours across three counties in the same week, or you’re selling multiple properties at once, a team’s bench is genuinely useful. If you want the same person for every step and you’re buying your first home or moving here from out of state, that’s what I do.
Questions people ask
Will a solo agent be too busy for me?
That’s the honest risk with any agent. I limit how many clients I take at a time, and you have my cell (512.484.9540) rather than a team inbox.
What happens if you’re on vacation when my inspection lands?
My broker, MAG Real Estate, LLC, covers me, and I tell you in advance who to call. Nothing sits.
Does a team get my offer accepted more often?
Listing agents accept offers on terms, price, and financing strength — not on the size of the buyer’s brokerage.
Not sure which fits you?
Tell me what you’re trying to do and where you’re moving. If I’m not the right fit, I’ll say so and point you somewhere else.
