Staging doesn’t have to be expensive to be effective. These 12 simple tips help homes sell faster and for more money — and most cost less than $100.
1. Declutter Every Room — Ruthlessly
Buyers need to envision their life in your home. Remove personal photos, excess furniture, and anything that makes rooms feel smaller. If you haven’t used it in 6 months, box it up. Storage units are a seller’s best friend.
2. Deep Clean Everything
This is the single highest-ROI investment for sellers. Hire a professional deep cleaning service ($200–$400) to hit baseboards, grout, windows, appliances, and bathrooms. A sparkling home photographs better and shows better.
3. Paint Walls in Warm Neutrals
Agreeable Gray (Sherwin-Williams SW 7029) and Accessible Beige (SW 7036) are two of the most popular staging colors for good reason. They appeal to the widest range of buyers and make rooms feel clean and spacious. Budget: $30–$50 per room for DIY.
4. Boost Curb Appeal in 30 Minutes
First impressions start at the driveway. Mow the lawn, edge the walkways, power-wash the front porch, add a fresh doormat, and place two potted plants by the entry. A $50 investment can add thousands to perceived value.
5. Fix the “Little Things”
Leaky faucets, loose door handles, burned-out bulbs, cracked outlet covers — buyers notice these. A $20 trip to Home Depot and 30 minutes of work eliminates the impression that the home hasn’t been maintained.
6. Maximize Natural Light
Open every blind and curtain. Clean the windows inside and out. Replace heavy drapes with sheer panels. Light sells homes — dark rooms feel smaller and less inviting.
7. Stage the Kitchen Counter
Clear everything off except 2–3 intentional items: a cutting board, a cookbook, and a small plant or fruit bowl. Empty counters look cold; cluttered counters look chaotic. The sweet spot is “curated minimal.”
8. Make Bathrooms Spa-Like
Roll white towels, add a small plant, replace the shower curtain if it’s stained, and put everything personal in a drawer. The goal: hotel bathroom energy. Budget: $30.
9. Define Every Room’s Purpose
That “catch-all” room? Make it a home office. The awkward nook? A reading corner with a chair and lamp. Buyers struggle with undefined spaces — give every room a clear identity.
10. Remove (or Hide) Pet Evidence
We love our pets, but buyers might not. Remove bowls, beds, litter boxes, and any pet odor before showings. Use an enzyme cleaner on carpets and upholstery. This is especially critical for photos.
11. Add Fresh Scent — Subtly
Skip the overpowering candles. Bake cookies, brew coffee, or use a single reed diffuser with a clean scent (linen, eucalyptus, or citrus). Overwhelming fragrance makes buyers wonder what you’re covering up.
12. Set the Temperature
In Texas summer, keep the house cool (71–73°F) before showings. In winter, keep it warm. Comfort = longer showing time = higher emotional connection = stronger offers.
