Step 3: Define Your Must-Haves vs. Nice-to-Haves

Step 4: Tour Homes and Take Notes
I’ll schedule showings and walk through each home with you, pointing out things you might miss—foundation concerns, aging systems, layout issues. Take photos and notes so you can compare properties later.
Step 5: Make a Strong, Smart Offer
When you find the right home, I’ll help you write a competitive offer based on market data—not just the asking price. We’ll include appropriate contingencies to protect you while keeping the offer attractive to the seller.
Step 6: Navigate Inspections and Repairs
Once your offer is accepted, you’ll have an inspection period. I always recommend a thorough home inspection. Based on the results, we’ll negotiate repairs or credits—this is where having a skilled negotiator in your corner really matters.
Step 7: Close and Get Your Keys
The final step is closing day—you’ll sign documents, wire funds, and get the keys to your new home. I’ll be there to make sure everything goes smoothly and answer any last-minute questions.
